About Upper Nuuanu, Oahu
Tucked between misty ridgelines above central Honolulu, Upper Nuuanu is one of Oahu's most coveted addresses.
A lush, quietly prestigious valley where Hawaiian royalty once summered, where old-growth trees arch over winding lanes, and where homes have been passed from generation to generation for over a century. Upper Nuuanu stretches north from the Pali Highway toward the Nuuanu Pali Lookout, climbing in elevation as it goes. The higher you rise, the cooler and greener the air becomes.
This valley is not one neighborhood but a collection of them. The crown jewels are Dowsett and Old Pali Road, two enclaves that define what it means to live well in Honolulu. For buyers seeking privacy, history, architectural character, and a true sense of place, all within ten minutes of downtown, Upper Nuuanu has no rival on the island.
A Valley Shaped by History
Nuuanu Valley, where Hawaii's greatest stories began
This Valley Changed Everything
The site of Kamehameha's unification of the Hawaiian Islands
In 1795, Kamehameha I pursued the forces of rival chief Kalanikupule up through this very valley, driving them toward the cliffs of the Nuuanu Pali. That victory was the hinge point in the unification of the Hawaiian Islands. In the aftermath, the valley's floor was cultivated as taro fields, and the ancient water channels that once irrigated those fields still flow today, running alongside Dowsett Avenue like quiet reminders of the land's deeper past.
Walking the neighborhood today, you can hear those channels. Barely a foot wide. Still flowing through front yards.
The Royal Summer Palace
Queen Emma called this valley home
Queen Emma, wife of King Kamehameha IV, had her summer palace completed in the valley in 1857. Still operated today as a museum by the Daughters of Hawaii, it remains a landmark at the valley's entry. The royal connection established Nuuanu's identity as a place of refinement, an identity that has never entirely faded.

The Age of Grand Estates
Hawaii's business elite built their homes here
The Pali Road was completed in 1897, connecting windward Oahu to downtown Honolulu for the first time by vehicle. The Oahu Country Club, the island's oldest private club, opened its golf course in 1907. Grand estates followed, designed by the finest architects of the era. Nuuanu is also home to Mauna Ala, the Royal Mausoleum, and the historic Oahu Cemetery.
Alexander Cartwright, father of American baseball, is buried here
The Nuuanu, Pali and Dowsett neighborhoods have been prized Honolulu real estate for some time. A place where Hawaiian royalty and their aristocratic class made their own.

Dowsett
Where Honolulu's founding generation built their homes
James Isaac Dowsett was born in Honolulu on December 15, 1829, the first non-missionary white child born in Hawaii. His father arrived from Kent, England in 1822 aboard the Mermaid, accompanying the Prince Regent, a gift ship from King George IV to Kamehameha I. The Hawaiian Gazette described James as "a perfect encyclopedia of history and biography not only of Honolulu and Oahu, but of the entire group." After his death in 1899, his heirs formed The Dowsett Co., Ltd. The Dowsett Tract, 273 lush acres in Nuuanu Valley just above Queen Emma Summer Palace, was subdivided beginning in 1912.

Craftsman, Colonial & Estate
Craftsman bungalows, Colonial Revival residences, and gracious estate homes from the 1920s and 1930s, each designed by architects who were among the finest in the islands. The ancient auwai still burbles along the roadside, a living thread connecting today's residents to the valley's pre-contact past.
Rarely Available
Homes in Dowsett are highly coveted and rarely change hands outside of family lines. Estate lots of multiple acres still exist here, a rarity anywhere in urban Honolulu. When a property does come to market, it draws immediate attention from buyers across Oahu, the mainland, and the Asia-Pacific region.
Old Pali Road
The original route over the mountains. One of those addresses that Honolulu insiders just know.
Old Pali Road traces the original Pali route that connected downtown Honolulu to the windward side of the island before the modern Pali Highway was built. A winding, canopied lane where the Ko'olau Mountains rise directly behind properties and trade winds funnel through with a reliable, cooling constancy that residents describe as one of the neighborhood's greatest pleasures.

A Living Museum
Walking Old Pali Road feels like moving through a living museum, one where people actually live, garden, and raise families. Residents have thoughtfully updated many homes to integrate contemporary kitchens, modern bathrooms, and smart-home technologies into historic frameworks without erasing what makes them special.
Holds Value Through Cycles
Properties on Old Pali Road hold their value through market cycles, driven by fundamental scarcity. The combination of location, elevation, privacy, architectural character, and history simply cannot be replicated anywhere else on Oahu at any price.
Why Residents Stay
What life actually feels like up here
The Air and the Cool
Upper Nuuanu sits at an elevation where the trade winds concentrate and the temperature drops noticeably from the coastal heat. Residents wake to mist in the mountains and fall asleep to the sound of rain on broad tropical leaves. It is the closest thing to living in a temperate rainforest within minutes of a major Pacific city.
Ten Minutes from Everything
Downtown Honolulu, Chinatown, the harbor, Nuuanu Avenue's restaurants and boutiques, all accessible within a ten-minute drive. The Pali Highway also gives fast access to Kailua and the windward coast. Upper Nuuanu residents enjoy a genuine retreat without sacrificing urban convenience.
Generational Character
Streets where families have lived for decades, where the trees are old, where the architecture tells stories. That kind of established character is irreplaceable and increasingly rare, not just in Hawaii but anywhere in America.
Royal History at Your Doorstep
The Queen Emma Summer Palace, the Royal Mausoleum at Mauna Ala, the Oahu Cemetery, the site of the Battle of Nuuanu. Residents live inside one of the most historically significant corridors in all of Hawaii. The Oahu Country Club, founded in 1906, anchors the neighborhood's social fabric.
